What is a Novation?

A novation is a real estate agreement that lets a homeowner sell their property without doing repairs, paying realtor fees, or waiting months on the market yet still getting close to market prices. Instead of assigning a contract like a traditional wholesale deal, a novation replaces the original agreement with a new oneβ€”allowing us to bring in a retail buyer at a higher price and in return make more on the spread.

What is the Novation Formula?

ELP x 90% - $25,000+ = MAO

​ELP = Estimated List Price on Market
​90% = Accounting for closing Costs, Commissions, Concessions
​$25,000+ = Estimated Spread
​MAO = Max Allowable Offer to the Seller

Note: ​ELP is determined by the AS-IS Value of the home or other wise known as the current condition of the home.
E.x. If the subject property is a Full Gut 3bd 2bth 1,000 sqft - to find an accurate ELP, you need to see what other Full Gut properties that are 3bd 2 bth 1,000 sqft or pretty close to it are selling for so that we know what our subject property will sell for on the market. 

As long as the property is off-market and the seller is motivated enough to entertain an offer in the range of our MAO, then this is the type of lead we want.
